Tepid water in bathroom.
Lovely hotel, lovely room with a comfortable bed. I booked a single and got a small double, nice. The full english breakfast was a small portion but nice, there was also a selection to choose from. Hotel is beside shops although not many. Receptionist very helpfull, booked us a taxi to get us to the racecourse. There is no lift and quite a quite a steep staircase but staff will carry your case up to your room for you. I would reccomend this hotel and will stay again if ever I am at Newbury again.
The staff were always helpful especially Rodrick and Karen. Although we only had breakfast in the hotel this was excellent. Nothing was too much trouble for them.
The only downside was we were put in the Annex and not the main hotel were we expected to be. The floor boards creeked terribly, leeking taps, door handle fell off to the bathroom and wall paper bubbled and coming away from the wall in patches. At one point my husband was stuck in the bathroom because the door handle fell off when he was in there. When we first went to the reception desk the room number on the card was 211 which was in the main hotel but the person serving us changed it to 309 in the Annex. I can't help but think this may have been due to our accents as we are from Liverpool, we are nice people and would have preferred a better room than the one we got and paid good money like everyone else who stayed there. We didn't complain as we were only there two nights, if it had been any longer we would have done. We will know next time.
Good location for a night out in Newbury and very good value for money. Parking on site for free is always a bonus and the breakfast for £8.50 was good.
I liked the quaintness of the old coaching inn and the atmosphere of this small and friendly hotel. The location was good, near Newbury town centre, with plenty of shops, bars and restaurents close by, the hotel is good for trips to London if you don't want to stay too close and is also good if you want to explore the nearby countryside. The breakfast was very good and the staff were friendly and helpful.
I found the stairs difficult to negotiate as I am partially sighted and it seems like the fire doors were installed after the staircase, making it quite tricky to hold the fire door open while locating the first steps and the hand-rail. There was no lift and no apparent disabiled access to the reception area, either throught the front door or at the rear from the car park as both entrances were approached by steps.
Receptionist at booking in was excellent and I don't use that word often. The SatNav co-ordinates took me right to the car park entrance. A lot of the reviews were very negative about this hotel so I was pleasantly surprised that it was better than the reviews would have me believe
The two male members that covered breakfast time were poor. Ok, the young lad was French and seemed to be new and learning but the other guy, I found he was not helpful, was abrupt and failed get my order completed.

Staff were very courteous and helpful and on our arrival the Receptionist dealt with some confusion about our booking in a very efficient manner, turning the situation around well. Rooms were clean and comfortable.
We had 2x rooms - 1 seemed quite dated (dark heavy furniture), whereas the other was bright and modern. The 'older' room only had an old analogue TV with terrestrial channels (and poor reception on most of those) and the phone was broken - small niggles, which didn't spoil our stay.
comfortable, friendly and quiet. receptionist was excellent - suggesting she booked a cab for us the night before the race meeting. yes it's a little tired looking but it was clean and comfortable and there was nothing to put us off. great location and good value for the room. would stay there again.

Fire alarm at 3 in the morning butthis could of been out of the hands of hotel staff, doors locked on a night so if you have no charge on your mobile phone u could be stuck outside like i was! Apart from that i enjoyed staying there!
We stayed in the annex which was not attached to the hotel but a few meters away from the hotel entrance. The room was clean and large and the shower was very good. Room only price was excellent value for money and we enjoyed our stay
The floorboards are very creaky and you can hear other people in their rooms which is fine if they are quiet but could imagine this could cause problems if you had noisy neighbours.
we were able to check-in early on arrival at the hotel. we arrived at noon and check-in was specified as 2.00pm. this was most helpful.
